Lynchetts (2) - Facilities
Lynchetts is a listed Grade 2* Georgian house dating from 1786 with an older, late C17 part. It retains many original features and has extensive gardens of over 1 acre with productive orchard, vegetable garden and apiary.
Fantastic panoramic views over the town.
Peaceful yet central location.
Private parking. 300m walk to town centre, 8 minute walk to train station. There is ample, free, off-road car parking and secure storage for bikes.
There is a good selection of books, maps and guides in the guests’ sitting room, just off the entrance hall. This room also has a TV (Freeview, approx 30 channels) and video player and a woodburner.
A croquet set is available for a game on the pre-war grass tennis court.
There is a terrace sitting area, with perhaps the best view of Bradford on Avon, where guests often enjoy a glass of wine on summer evenings.
A small Georgian Summer House at the top of the garden provides a lovely quiet venue for a picnic.
The owners have lived in Bradford on Avon for more than 35 years and have a wealth of knowledge about the area and can advise on many aspects of interest to the visitor or house seeker.
Guests are given their own front door key.

Room bookings are confirmed on receipt of a cheque or cash deposit and rooms are available from 4pm (earlier by arrangement) on the day of arrival, to be vacated by 10am.
One night weekend bookings are acceptable but if early access is requested for a reason such as a wedding there will be a surcharge, to be agreed at the time of booking.
Lynchetts (2) - Food and Drink
Breakfast for couples is served at separate tables in the breakfast room. For a group of 4 or 6 it is served in the more formal Georgian dining room, a room authentic to the period. Guests help themselves to home produced apple/pear juice and fruit compote made from our own garden fruits, followed by a freshly prepared cooked dish.
We serve the renowned, traditionally made, Hobbs House Bakery bread, Lynchetts home made marmalade and jams and Lynchetts honey taken from the hives in the garden. Free range eggs are sourced from a nearby farm.
Lynchetts (2) - Room Information
The bedrooms are at the back so there is no traffic noise. They are in the older, cottagey part of the house and have the original oak beams and fireplaces.
There are 2 rooms with ensuite shower, one room with ensuite bath.
The rooms are equipped with hair dryer and radio ( TV in the downstairs sitting room – see “Facilities” above). One room, the studio, is equipped for self catering if requested.

Comprehensive tourist literature can be picked up in the Information Centre, just 5 minutes walk from Lynchetts.
We are within a few minutes walk of several bars and restaurants so there is no need to use your car.
The Kennet and Avon canal is only a 15 minute walk away; Bath is 11 miles along the towpath – a comfortable day’s walk or bike ride.
